Sorry: no pets, smoking, or children under 10
Check in time: Anytime after 3 Pm (self check-in done on occasion due to long distance errands) Check out time: 10 AM (late check out 'till noon available for a fee any day but Sunday)
Deposits & Cancellations: $50 / room / night deposit, refundable outside of 1 month prior to your reserved stay. Refundable within this period IF your stay is re-rented, less $20 bookkeeping fee.
All prices are for double occupancy. Additional guests are $25/night To All prices add Sales Taxes of 7.9%, Energy Surcharge of 4%, and City Lodge Tax of $3/night
No Shows and same day cancellations are charged full price of their stay as liquidated damages.
Please be aware that Colorado Weather is very unpredictable. Winter weather in the Rockies can lead to hazardous driving conditions, mountain pass driving restrictions or closures, airline delays & cancellations. Your reserved suite will be available for you even for very late arrivals. The Christmas House is not responsible for inclement weather. Weather cancellations are treated as any other. Please travel safely!
Any & all cancellation situations, that are not the responsibility of the Christmas House, are treated as any other (including, but not limited to, health issues, military call ups, work or family problems, forest fires, strikes, acts of God, etc....). Please bear these possibilities in mind prior to purchasing your reservation.
Lodging best available by advance reservations : same day reservations are rarely available.
No Checks Accepted Note: No discount and/or promotion may be used in combination with any other discount or promotion including, but not limited to, extended stay discounts, low season discounts, coupons, & package discounts. Buy one/get one & percentage off discounts are off regular season prices. Consecutive nights in the same suite required for all discounts. One discount per stay. Please choose the discount or promotion that best meets your needs. Some exceptions may apply, ask innkeeper for details.
Rules
All Guests are required to sign & agree to the following terms for the comfort and safety of all our guests who stay at our Inn and to minimize unnecessary risks and costs: I, together with any traveling companions agree to the following rules and conditions, and authorize any charges accruing out of any violations of the below to be paid immediately on my/our valid credit card on file with the Christmas House B&B Inn, without recourse, and/or by cash or its equivalent.
1. No Smoking OR Candle Burning. These are prohibited by our insurance company. Notice is given, and you hereby agree, that a $250 charge will be paid by you as liquidated damages if you or your guests smoke in and/or on the premises of the Inn or any evidence of such is found, including the smell or aroma of cigarette smoke from whatever source. You hereby agree that any actual direct or indirect damages beyond $250 will be paid by you. >>>>Candle burning in guest rooms is strictly prohibited.<<<<
2. No Pets.
3. No Disruptive Behavior. You agree that if you or your guests, are disruptive in any way, in the sole opinion of the innkeepers, you will leave the premises per innkeepers' request and you forfeit all fees paid or due. (One guest per occupant per room maximum.) No unregistered guests after 10 pm. You agree to pay $50 fee lodging for each unregistered guest remaining in your room after 10P.M.
4. Tub/Sauna Regulations. Observe all Jacuzzi Tub and Sauna warnings for your safety. You agree to pay all costs for any damages caused to the tubs or saunas, or by tub overflow due directly or indirectly to your negligence. This includes lost income due to repairs. All guests agree to limit use of spa tubs to between 10 a.m. & 10:30 p.m. No person under age 18 are allowed to use the jacuzis or saunas without adult supervision. Use of fireplaces permitted in September and October only.
5. Check-Out Time is 10:00 a.m. Please check with the owner if you need a late check out.
6. Don't lose your keys! You agree to pay a $5 replacement fee charged for each lost key.
7. Use Extreme Caution in and around the Inn (and While Engaging in Ticketed Activities)!! You are hereby put on notice that there are many risks of injury on the premises of the Inn and while participating in activities off the premises of the Inn). You hereby agree to assume all risks of injury for you and your party and to hold harmless and waive all rights to collection of damages for personal injury or property damage against the Christmas House and/or Mike and Joyce Smith for any injury or damages of any kind occurring while on (or off ) the premises.
8. The Inn's Kitchen is Off Limits. No guests are to help themselves to any items from the kitchen. Tannenbaum guests agree to leave the kitchenette in the room in the same condition they found it.
9. Linen Care and Replacement. A charge can be made for damage to the linens. Please return any linens used off premises.
10. Phone messages and calls. Incoming guest phone calls are taken & messages delivered before 9:00 P.M. Only Emergency messages will be delivered after 9:00 P.M. Room telephones have free calls to USA areas. You agree that any other charge calls are to be charged to your 1-800-Calling Cards Only.
11. Parking: Parking is available in the Inn's paved parking lot off the alley directly behind the Inn. All spaces are available since none are reserved. Park at your own risk.
12. In case of a power outages. Do not move about in the dark! Stay calm. The power outages are usually short-lived. You hereby agree that the Inn is not in any way, responsible or liable for any inconveniences, injuries, or losses due to power outages.
13. The Inn is not responsible for lost, forgotten, or stolen articles. You agree that the Inn is not to be held responsible for the loss, theft, or leaving of items or those destroyed or damaged by mishap.
